<p><strong>It&#8217;s time for an update on available homes for sale in Loudoun in the $400,000 price point.</strong> <a title="How Much House? For $400k in LoCo…" href="http://www.locomusings.com/2011/09/20/how-much-house-for-400k-in-loco/" >The last time we took a peek at that segment of the market was in September.</a>  At the time, there were only townhomes available in Ashburn. In Sterling, there were several townhomes and a few older single family homes. Leesburg offered many options, and western Loudoun had some nearly new in-town homes with luxury details. But what about now, during the spring market?</p>
<p><strong>Right now, there are 83 resale homes for sale across Loudoun County, priced between $375,000 and $425,000.  </strong>Of those, eight are short sales, and six are foreclosures. (Not sure what a short sale is? <a title="Short sales, foreclosures, bank owned…what is the difference?" href="http://www.locomusings.com/2008/04/10/short-sales-foreclosures-bank-ownedwhat-is-the-difference/" >I explain that here</a>.) There are 34 single family homes, 45 townhomes, and four condos.</p>
<p>As in the fall, all of the available Ashburn homes (18 of them) are townhomes. The Sterling homes (14) are divided between newer townhomes and older single family homes, although this time there are two condo/townhomes in the Lowe&#8217;s Island/Trump National in the price point. There are 20 homes for sale in Leesburg, with a mix of townhomes and single family homes, and one four level townhome/condo within walking distance to downtown. Of all of the available homes, the average days on market is 54.</p>
<p>Sounds pretty daggone similar to what was available in September, only now there&#8217;s fewer to pick from. This is shaping up to be an interesting spring market.</p>

<p>T<strong>he new clubhouse at <a title="Creighton Farms website" href="http://creightonfarms.com/" >Creighton Farms</a> is open for business</strong>! Last week, I had the good fortune to stop by for a sneak peek and tour of the facility. With the welcoming, wide front porch and stone facade, it truly delivers the feeling of a Loudoun County manor home, albeit on a grand scale.</p>
<p>During my visit, finishing touches were being completed in most areas. While I was there, the pro shop staff was busy putting out merchandise and organizing their spacious corner of the facility. The pub area was taking delivery of some 19th hole libations; everywhere I looked there was someone cleaning, painting, or polishing something.</p>
<p>As expected, the restaurant dining room had fantastic views of the 18th hole and the rolling vista behind the building. The mens and ladies locker rooms and lounges, located on the lower level, were comfortable and luxurious; the leather member name tags on the lockers were a nice touch. Both areas have steam rooms, open onto the rear patio space, and have access to several massage rooms. While not overly large, the lounges should be plenty spacious for the number of members they are expecting.  There&#8217;s a full fitness center on the lower level as well.</p>

<p><strong>The main level of the clubhouse celebrates the life and career of Jack Nicklaus</strong> (he&#8217;s the signature designer of the golf course, after all).  Members can enjoy the billiard room just off the pub or relax on the veranda overlooking the course.  A front formal room can be booked for business or social gatherings.  The patio area is designed for weddings and other tented functions. (They&#8217;ve already booked numerous dates; I&#8217;m guessing this is going to be well received. The location is gorgeous.)</p>
<p>I was particularly impressed with the thought that went into designing the upstairs area; unlike any other club in our area, there are nine club rooms overlooking the course for overnight accommodations for guests of members or function attendees.</p>

<p>The building that has served since the course opening as the Golf House (pictured above) will be converted into a private dining and functions facility.</p>
<p>Each time I&#8217;ve visited the facility, they&#8217;ve grown and added features. <p style="text-align: left;">As anyone who&#8217;s driven through town can attest, <strong>the new Purcellville Gateway project is humming along.</strong> The new traffic circle was opened several days ago as they finish the curbing&#8230;definitely going to take some getting used to. I think I&#8217;m 2 for 3 on almost getting hit driving through there by folks who don&#8217;t know how to use a traffic circle. Hopefully everyone gets acclimated to that quickly&#8230;and without too many fender benders.</p>
<p>As for the buildings themselves, they are starting to take shape. I will say that <strong>the finished product does match up with the design sketches, with building facades echoing the farmhouse and barn look.</strong> The original farmhouse has new siding and is being attached to one of the new buildings, and the silo has been reassembled and capped.</p>

<p><a title="Purcellville Gateway on Facebook" href="http://www.facebook.com/pages/Purcellville-Gateway/190557230993129" >The developer has set up a facebook page with updates</a>, including a cool time lapse video of the farmhouse being relocated on the property.  An update they shared there on February 29th gave some details on what businesses we can expect:</p>
<blockquote><p><em>We have signed leases with Harris Teeter, SunTrust Bank, Hair Cuttery, IJ Canns Restaurant, Coach&#8217;s Corner Grill, a family dentristy office and a couple others. More to be announced in the next 30 days as we finalize leases currently under negotiation.</em></p></blockquote>
<p><em></em>And I heard through the grapevine that Coach&#8217;s Corner Grill (a sports pub) belongs to some fellow Cowboys&#8217; fans? I can but hope, right? <img src='http://www.locomusings.com/wp-includes/images/smilies/icon_wink.gif' alt=';)' class='wp-smiley' /> </p>

<p>If you&#8217;ve been reading the posts here for the last couple of months, you&#8217;ve heard me repeat over and over that <strong><a title="Buyer’s Market? Nope, not in LoCo." href="http://www.locomusings.com/2012/01/17/buyers-market-nope-not-in-loco/">we do not have a lot of available homes for sale on the market here in Loudoun</a>.</strong>  Given that we are now in the first week of March, we should be hearing the stampede of listings approaching in the distance like a thundering herd of buffalo&#8230;</p>
<p>The listings have been coming on market, sure: in the last 30 days (from this morning) there have been <strong>536 new resale (non-new construction) listings</strong> available in Loudoun.  A full <strong><em>31% of those have already gone under contract or sold. </em></strong>Yes, you read that right. Nearly a third of the homes that went on market in the last month have already found buyers. That&#8217;s across the whole county, all home styles and prices. There are pockets of the market moving faster.</p>
<p>As of this morning, here&#8217;s the <strong>number of active homes for sale</strong> in the multiple listing service, not including new construction:</p>
<ul>
<li>All of Loudoun County: 940</li>
<li>Sterling: 110</li>
<li>Ashburn: 155</li>
<li>Leesburg: 283</li>
</ul>
<p>Based on the number of homes that have gone under contract in each of those areas in the last 30 days, here&#8217;s the current <a title="Absorption rate explained" href="http://www.locomusings.com/2012/01/17/buyers-market-nope-not-in-loco/" >absorption rate</a>:</p>
<ul>
<li>Loudoun County:   2.16 months of inventory</li>
<li>Sterling:  0.87 months of inventory</li>
<li>Ashburn:  1.57 months of inventory</li>
<li>Leesburg: 2.62 months of inventory</li>
</ul>
<p><strong>That&#8217;s a seller&#8217;s market, folks.</strong> Anything under three months of inventory is a seller&#8217;s market. Now, with listings pouring onto the market every day now that may change. It&#8217;s possible that the listings that have come on market in the last month have just slaked the thirst of the buyers that were waiting for them to come available.  I&#8217;m not convinced, though. I&#8217;m hearing from lots of my peers that they have buyers still struggling to find a home. This spring market is going to be different from last year; if this is your year to make a move (into this market, over to a different home, or out of the area) you should pay close attention.</p>

			<content:encoded><![CDATA[<p><a title="Winchester Star" href="http://www.winchesterstar.com/showarticle_new.php?sID=6&amp;foldername=20090512&amp;file=Empty_article.html" target="_blank">According to the Winchester Star</a>,  new construction has slowed in Winchester and Frederick County to such a snails pace that developers are sitting on numerous vacant lots on subdivisions across the county. Ryland Homes just pulled out of a community in Strasburg, Taylor Ridge, leaving it half built, and leaving the developer saddled with the responsibility of maintaining the vacant lots to protect his investment. One developer quoted in the article said he is waiting out the market by buying and renovating foreclosed homes.</p>
<p>Meanwhile, in California, <a title="Bank Demolishing Homes" href="http://www.mercurynews.com/breakingnews/ci_12303544">a bank  bulldozed four finished, vacant, new construction homes</a> and 12 partially finished homes to return the site to &#8220;<span><span>a safe, clean and undeveloped state.&#8221;  Apparently squatters had taken residence in some of the unfinished homes, while others had been vandalized.  The bank decided it was a better financial decision to raze the whole project than sell the homes at a loss.</span></span></p>

			<content:encoded><![CDATA[<p>I was reading <a title="The Buddy System" href="http://www.time.com/time/magazine/article/0,9171,1834675,00.html" target="_blank">Time magazine this weekend and stumbled across an article on &#8216;communal homeowners&#8217;</a>, which they dubbed &#8216;Co-ho&#8217;s&#8217;.  Basically, a communal homeowner, co-ho, is someone who buys a home with friends.  The story profiled several different pairs of homeowners who bought with friends; all were in their 20s and were looking to maximize the size and quality of home they could purchase by pooling their resources with a friend.</p>
<p>For singles who might be stretching it to afford a one bedroom condo if they purchased alone, co-ho&#8217;ing it allowed for more square footage: one pair bought a row house in Baltimore, another bought a house in Columbus, Ohio.  They typically split the mortgage, utilities, tax break, cost of upkeep, etc, with some sort of long term agreement in place of how and when the home should be sold.</p>
<p>I&#8217;m interested to hear if anyone has seen this happening in our local market (Baltimore certainly isn&#8217;t that far from Virginia) and whether it was a successful situation.  I&#8217;ve helped family members (brothers) purchase a home together before, but never worked with a pair of friends investing together. I can see the benefits of pooling resources to jump into the homeownership pool, but I&#8217;d be cautious of the downside: combining finances, on some level, with a friend, can potentially lead to a strained relationship and problems if things don&#8217;t go according to plan.</p>
<p>Has anyone worked with buyers in a situation like this? How has it worked out? Should we look to encourage this type of purchase with the 20somethings on our contact lists?</p>

<p>The article also touches on the pros and cons of using Redfin, as well as how consumers are looking to <a title="LinkedIn" href="http://www.LinkedIn.com" target="_blank">LinkedIn</a> for recommendations, or perusing agents&#8217; responses to questions on Trulia Voices to gauge their expertise in different market areas.  From personal experience I can attest that clients have picked me after deciding that my personality (as evidenced by my blog writing) was a good fit for theirs.</p>
<p>The quotes of these happy clients reinforces the idea that your blog is your &#8216;voice&#8217; to connect with consumers.  Impressive that the three Realtors named in the article were all Buzz contributors&#8230; <em>Kudos to Bob, Danilo, and Frank!</em></p>

<p class="MsoNormal" style="0in 0in 10pt;"><span style="Calibri;">The online real estate community is an interesting bunch; I spend an awful lot of time listening and have thus picked up so many great ideas that I have implemented in my writing and my business. Being able to shake these folks’ hands (or hug them, most likely) and engage in face to face discussions on how they write, how they work their businesses… wow.</span></p>
<p class="MsoNormal" style="0in 0in 10pt;"><span style="Calibri;">To recap what I learned, I have to write in soundbites, as there were a number of things that struck a chord with me:</span></p>

<p class="MsoListParagraphCxSpLast" style="l0 level1 lfo1;"><span style="Calibri;">Overall, I think the most prevalent theme from the Bloggers Connect portion of the conference was that we need to remember to blend our online marketing efforts with our more traditional, face to face skills.  I heard it said in many different ways that we need to use those efforts to grow and enhance relationships that are already there, as well as give us the platform to make new connections.</span></p>
<p class="MsoListParagraphCxSpLast" style="l0 level1 lfo1;"><span style="Calibri;">When agents in my office asked why I was going, I told them I wanted to come back with ideas on how I could improve my blog and my business. I definitely came away with tons of ideas (my head is still spinning).<span style="yes;"> </span>Just as important, though, I had a chance to strengthen the relationships with the amazing friends that I continue to learn from. Worth every penny I spent to be there.</span></p>

I’m sitting on an open house, and a couple walks in; immediately I can sense that their desire to see the house has overridden their non-desire to speak with a REALTOR® inside the house. They clearly don’t want to talk to me, don’t want to sign in, are looking around, not making eye contact.<span style="yes;"> </span>I’m welcoming but trying to not get in their way. I ask if they found their way to the open from directional signs or from advertising, and they do answer me. The wife heads downstairs as I ask the husband if they have been to many open houses today (a few, apparently). He says he’s had about enough of opens, trying to look beyond what’s there to what could be there to meet their needs. I’d love to encourage the conversation, but he’s still not making eye contact. I say, “I understand” about the time the wife hits the top of the steps to declare that the house is too small for them. They do explain why, and as I point them in the direction of some slightly larger homes, they are backing toward the door, ready to escape. They say they appreciate the suggestion and take off. </span></p>
<p class="MsoNormal" style="0in 0in 10pt;"><span style="Calibri;">Now, some agents would hold them verbally hostage, force a business card in their hand, make them take a brochure they didn’t want.<span style="yes;"> </span>I know that I gave them an opportunity to talk to me further about their needs, but they obviously didn’t want to. <p class="MsoNormal" style="0in 0in 10pt;"><span style="small;"><span style="Calibri;">Too bad that they wouldn’t let me help them. Too bad that they didn’t ask the questions that they needed to ask.<span style="yes;"> </span>Too bad that they wouldn’t put the expertise of a professional to work for them.<span style="yes;"> </span>For whatever reason, it seems like many buyers don’t recognize how much help an agent can be in recommending a property, a neighborhood, a home design that might work for them.<span style="yes;"> </span>I could have suggested which townhomes they could focus on that would have given them enough room for a grand piano on the lower level, and an entrance for students, because I know my market well enough to know which homes inside each community have the proper elevation to allow for a walkout downstairs.<span style="yes;"> </span></span></span></p>
<p class="MsoNormal" style="0in 0in 10pt;"><span style="small;"><span style="Calibri;">How do you engage a customer that doesn’t want to be engaged? Are they just doomed to struggle on their own until they get frustrated enough with the process to ask for help? I’d hate to think that those buyers are going to end up traveling from open house to open house until they hit upon one that works for them, only to possibly be preyed upon by an agent willing to take advantage of their lack of consumer education about agency and representation.<span style="yes;"> </span>(I’m not knocking dual representation, but if the buyer doesn’t understand the rights they are signing away it’s a problem for everyone.) <span style="yes;"> </span></span></span></p>
<p class="MsoNormal" style="0in 0in 10pt;"><span style="Calibri;">As REALTORS®, are we not explaining effectively what we can bring to the transaction that a buyer would find valuable? Buyers need to know that their buyer’s agent will hold their information confidential, and look out for their interests above all else.<span style="yes;"> </span>That we will listen to their needs and help them find the best city, neighborhood, and home that suits them.<span style="yes;"> </span>That we will negotiate fiercely on their behalf to help them get the best deal. That we will put knowledge and experience to work as they progress through the loan process, the inspection process, and the closing itself.<span style="yes;"> </span>The goal is for the transaction to feel so smooth that the client doesn’t realize all the hard work the buyer’s agent has put in to make it that way.</span></p>
<p class="MsoNormal" style="0in 0in 10pt;"><span style="Calibri;">So for the couple that came through my open house that didn’t give me the chance: I’m sorry that I didn’t get to show you how I could help.<span style="yes;"> </span>I sincerely hope that you are working with a good buyers agent that will guide you to the home of your dreams.<span style="yes;"> </span>And if you aren’t working with one yet, please consider doing so…a buyer’s agent will be able to help you more than you realize.</span></p>
