the Problem is, Jim, that the great majority of lame home photos out there are not FSBO listings, but full commission realtor listings. The great majority of realtors gip their clients when it comes to presenting the home in its best light...and a better name for most of these listings agents would be data entry agents. Examples of small, dark, blurry pics by full commission listing agents:
an arlington condo

1800 Wilson condo

If this is how many top listing agents present their clients homes it's not wonder the industry loses more and more credibility. Conning a seller that a photo of their home once in awhile in the newspaper sells their home is a raquet....

The way a virtual tour is supposed to look:
Continental Condo
Clarendon Townhouse

Well said - as much as we'd like to remove emotion from our transactions, sometimes it's seemingly impossible. Objectivity, for the seller, or buyer for that matter, is a must.
And, as far as the blurry pics, well, as they say, "you get what you pay for." And, the sad fact is, if the FSBO wants to compete effectively with those whose "day job" is real estate, you would think they'd come well armed. Instead, not only have they convinced themselves that they can do our job as well (in this market?),but they can do so with inferior tools.
Dan - you hit the nail on the head - "The clock is ticking and the buyer wants an answer"...unfortuntely, many times they've already seen the answer..."while seller y’s home sells", but can't deal with it emotionally.
So, perhaps, in this current market, we'd do well to be a little more like Dr. Phil, and a little less like Mike Ferry.

Great piece, Dan. On a regular basis I do CMAs for Arlington real estate and usually I see the home get listed by another agent 5-10% higher than what I recommended. I noticed last week one of those owners had been using my MLS tool for 6 months now. Then I noticed her dark, blurry, small and ugly photos of her virtual tour and politely suggested she demand her agent use homevisit.com to do the virtual tour--but the damage is done to her "old" listing which is now priced aggressively low--but too late. Of course I deleted her saved search from my MLS tool as well.

Bringing truth to the table usually makes me the bad guy. Guess I'll keep working with buyers--haha

FSBOs do tend to overprice the most ironically enough.

yah i agree, denial on the sellers part can be quite hard to handle... but putting your yourself in their shoes, you couldnt really blame them for feeling that way... a seller selling his house can be quite a hard decision in itself, simply because, somehow the house has been such a huge part in his life, and now that hes decided to move on and start a 'new' one, then he is told that it wont sell as much? he'll probably hold out until he finds zero reasons to do so... but, anyway its just how the cookie crumbles....
